Our pre-listing and pre-purchase home inspections provide you with a comprehensive report on the condition of the property you are considering selling or purchasing. We'll inspect everything from the roof to the foundation, so you can make an informed decision about your investment. As part of our sellers inspections we provide you with a hard copy report in a binder so that it can be displayed for open houses and prospective buyers.
On condominium and townhome inspections we will perform buyer and seller inspection the same fashion as single famile homes with the exceptions that common ground and Home Owners Association (HOA) owned and maintained components like roofing cover, siding cover and landscaping are not typically part of the inspection items viewed the same as if they are onwer owed and maintained. We will still call out items that we observe so that they can be brought to your attention.
Mobile homes are now called manufactured homes, due to stricter building codes introduced in 1976 that regulate factory-built homes. While many people still use the older term of mobile or trailer home, "manufactured home" is the proper and current terminology for homes built after June 15, 1976, under the U.S. Department of Housing and Urban Development (HUD) code.
A new construction home inspection is a professional evaluation of a newly built house to identify any issues with structural components, systems, and safety features before the final walkthrough and closing. It involves a thorough visual check of the foundation, electrical, plumbing, HVAC, roof, and interior, with an inspector providing a detailed report to help ensure the home is safe, up to code, and free from potential problems
A warranty walk or 11-month inspection is a thorough home inspection performed just before a new home's one-year builder's warranty expires. It is a crucial process for identifying any defects or issues that have emerged as the house has settled, allowing the homeowner to file a claim with the builder for repairs before the warranty runs out. The inspection covers a wide range of components, from structural elements and electrical systems to plumbing and cosmetic finishes.
Thermal imaging inspections use infrared technology to identify areas of your building where heat is escaping. This can help you identify potential energy savings opportunities and improve the overall comfort of your building.
Founded in 2011, Comprehensive Inspection Services has quickly become a trusted name in the building inspection industry, serving clients in both the residential and commercial sectors.
